I'm strongly considering putting in zoysia grass to replace the stuff the highway department re-seded with after widening my street ans digging up part of my yard. Their mix of "grass" contains a lot of timothy and other fast growing B.S. and it's taaking over the rest of the yeard. Zoysia grass spreads by stolons which grow slowly but form very dense turf once established. This thick growth gives weeds no chance to grow and helps immensely with water retention. The deep roots grow aggressively and can draw water directly from the table. Getting it established can take some effort. And it "browns" quickly in fall/winter while tolerating the colder temps. Once zoysia grass has achieved its dense growth, maintenance is reduced to almost nothing. Add soups, soy sauce, Worcestershire sauce while stirring to combine. Add sour cream and stir. Add browned beef. Baked covered in 275ºF oven 2-3 hrs. or cook in crock pot on low.
