 I knew people who had a 1 bedroom apartment in San Francisco - they
 started renting when the neighborhood was sketchy, but it's become
 quite hip now. They still paid $780 for it. It looked the worse for
 wear.

 In retrospect, if I had a place like that, I'd splurge for a day
 renting a carpet cleaner and buy a couple of coats of paint. Not tell
 the landlord, as to not raise suspicion.

 There's a subreddit all about renter's issues, it's amazing to see what
 landlords try to pull - since most people aren't aware of the law, it
 makes sense for them. A fraction of the poeple will object, like you
 did, and most will go along with it.

 The "the lease is invalid because the building sold" gets used a lot.
